A Letter to Our Clients · 2026 Service Evolution

Johnson Ranch Landscape
is evolving.

Same company. Higher standard.

After 30 years in the trade, we are raising our baseline service rates — not to do the same work for more money, but because the company has become capable of delivering a higher standard of care.

Effective Spring 2026 · Existing clients grandfathered through cycle

For decades, Johnson Ranch Landscape was built the old-fashioned way: hands-on work, fair pricing, dependable crews, and no unnecessary fluff. That foundation is not changing.

What is changing is the level of service now required to care for Hill Country properties properly.

Labor costs have risen. Materials have risen. Insurance, equipment, diesel, and operating costs have all risen. But more importantly, the work itself has evolved. Today, our clients are asking for more than mowing and edging. They need soil health, drainage correction, native planting, irrigation tuning, limestone work, estate management, ranch-to-home upgrades, and long-term stewardship.

That kind of work costs more to do correctly.

"We can keep pricing the work like it is still 2010, or we can charge what it actually costs to protect the property, pay the crew properly, and build something that lasts. We are choosing the second path."

So beginning Spring 2026, Johnson Ranch Landscape is updating its baseline rates and formally expanding into two specialized service divisions: Estate Management and LandWorks.

Existing active clients will be grandfathered through their current contract cycle. New rates apply only to new work, renewals, and new clients moving forward.

This is not a cosmetic price increase. This is a service evolution. What you are getting is a stronger crew, better documentation, better planning, better materials, longer guarantees, and a higher standard for every property we touch.

  • Organic-first lawn and soil programs
  • Beneficial-insect pest management
  • Irrigation tuning & audits
  • Tree, lawn, and bed health monitoring
  • 2-year native plant establishment guarantee
02 · Construction

Better construction capability.

  • LandWorks Department
  • Limestone walls and masonry
  • Flagstone patios and paths
  • Drainage correction
  • Bioswales and hydrology work
  • Native installs
  • Ranch-to-home and agricultural upgrades
03 · Visibility

Better client visibility.

  • Pre-built ranch-to-home templates
  • Clear written scopes and itemized quotes

How it works

Native plants installed through a Johnson Ranch LandWorks project are covered for two full growing seasons, provided the recommended watering and care instructions are followed.

If a covered plant fails to establish under normal site conditions, we replace it at our cost.

Exclusions: owner damage, neglected watering, animal damage beyond normal deer pressure, failed irrigation systems not installed or maintained by Johnson Ranch Landscape, extreme weather events, flooding, freezes, herbicide drift, and site changes made after installation.

Section IV · Timeline & Grandfathering

Who pays what, and when.

Through Q1 2026

Existing rates honored

Every active route client and signed proposal continues at the original rate through their current contract cycle.

Spring 2026 forward

Updated baseline

New proposals, new clients, and contract renewals follow the updated rate sheet. The 10% military & first-responder discount still applies.

Locked on issue

Quoted work holds

Any proposal we send is rate-locked for 14 days from issue. Sign and deposit in that window, your number doesn't move.

The Short Version

Johnson Ranch Landscape is not becoming more expensive because we are doing the same thing at a higher price. We are becoming more capable.

The updated rate structure reflects stronger crews, better planning, organic-first care, documented visits, improved drainage and construction capability, and a longer guarantee on native installations.

Existing clients are protected through their current contract cycle. New work and renewals follow the Spring 2026 baseline.

Same company. Higher standard.

Common questions.

I'm an existing client. Does my rate go up immediately?

No. Every active route client and signed proposal continues at the current rate through your contract cycle. Your rate will not move mid-cycle. When the cycle renews, we will review the updated baseline together before anything changes.

Can I lock in the previous rate before Spring 2026?

Yes. Any proposal issued before Spring 2026 honors the previous rate sheet and is locked for 14 days from issue. If you would like a quote to lock in your number, request one through the proposal builder or call Sherman directly.

Does the 10% military & first responder discount still apply?

Yes. The 10% discount for active military, veterans, and first responders continues to apply to every project, every line item — at both the previous and updated baselines. Estate Management is led by a wartime-decorated veteran. We are not changing that.

How do I get a quote?

Use the proposal builder for an itemized estimate, pick a ranch-to-home template to pre-fill the cart, or call us at (210) 383-1807 and we'll walk the property in person.
